Confidential Hotel

The One Arizona Center, originally developed in 1989, is poised for a major transformation. Located at 400 East Van Buren Street in the heart of downtown Phoenix, this 19-story office tower is surrounded by vibrant entertainment, sports venues, shopping, universities, and a dynamic bioscience district. The proposed renovation aims to convert the existing office space into a world-class hotel, featuring premier dining, meeting spaces, and upscale amenities while preserving the building’s integrity and cultural significance.

Drawing inspiration from its surroundings, the design emphasizes a strong connection to the region, blending the built environment with the natural landscape to create seamless transitions between interior spaces and the lush, terraced gardens. The vision embraces understated luxury and a modern design sensibility, reflecting the unique character of Phoenix. The redesigned lobby will serve as a welcoming reception area, complemented by restaurants that flow directly into the gardens, enhancing the guest experience. On the mezzanine level, a spa and fitness center will offer relaxation and wellness amenities, while levels 3 through 17 will feature approximately 340 guest rooms. The top two floors are dedicated to expansive ballroom and meeting spaces, providing panoramic views of downtown Phoenix, with the 20th floor reserved for exclusive executive and presidential suites.

A key challenge in this adaptive reuse project is integrating the new hotel program with the existing building structure and systems, particularly the MEP components, while meeting the high brand standards of the client. LJC is addressing this by leveraging a collaborative approach, involving team members across multiple offices and engaging early with subcontractors to gather insights on existing conditions. These efforts are helping to reconcile the new program requirements with the original building framework.
