Edge @ BRDG (Bio Research Development Growth) is a new Class – A innovative office/lab building on the Donald Danforth Plant Science Center campus.
Developed by Seneca CRE and utilizing our successful integrated design-build delivery model and self-perform concrete recourses, LJC, Clayco, and Concrete Strategies designed and built this new facility with tenant-rich high-end modern amenities at the forefront.
Because of its location on the Donald Danforth campus, the building’s architectural, structural, and MEP systems were designed to support laboratory and research environments to attract science industry tenants. As a result, the building’s first tenant is Benson Hill, one of the fastest-growing leaders in the field of plant sciences. They occupied the top floors of the $52 million-dollar facility leaving space for an additional tenant. LJC’s interiors team designed the amenity spaces where employees can enjoy the buildings shared gym, lounge, open kitchen and living room, unisex bathrooms, and small conference rooms and meeting center.
LJC celebrated the building’s tilt-up delivery by exposing the concrete in the monument stair by creating a piece of art framed by its drywall surrounds.
The innovation was in the design and delivery of the building’s exterior curtain wall. The integrated team delivered this building in 15 months from the start of design to completion including COVID delays. Additionally, LJC designed cantilevered ‘legs’ to tie panels to which breaks the common rule of structural wall stereotypes.
The gem of this four-story tilt-up building is the main circulation stair that provides natural daylight and connects all four floors.
