Chapter Mifflin, located in the vibrant Mifflin District of Madison, Wisconsin, is designed to provide high-quality, affordable housing for graduate students and young professionals. Situated on a 1.5-acre site encompassing lots on West Washington and West Mifflin Streets, this six-story development will feature 163 residential units (511 beds) alongside carefully curated amenity spaces and outdoor terraces.
 
The project embraces the city of Madison’s culture of civic engagement, responding to stakeholder input with a design that is both innovative and respectful of its context. The design breaks down the massing to a pedestrian scale, balancing density with a welcoming public presence. The building’s large footprint is thoughtfully planned to create a seamless pedestrian connection through the block, activating the adjacent streetscape and inviting the public to pass through the site, fostering a greater sense of community. The project draws inspiration from the neighborhood’s unique character, incorporating elements like porches, balconies, and patios that echo the local streetscape. A key focus is the building’s Washington Avenue facade, where the design preserves historic trees and enhances the existing streetscape, creating a visually appealing connection to the nearby state capitol.
 
LJC’s role on the project extends beyond design, as the team navigates complex community dynamics and ensures early material procurement for accurate pricing. Building on the success of Chapter at Madison, LJC’s first student housing project near the University of Wisconsin’s campus, LJC aims to deliver another building that not only meets current housing needs but also contributes to the revitalization of this historic district.
