LJC and Clayco were selected as the design-build team for this 444,252-square-foot manufacturing project.

LJC’s objective was to develop this state-of-the-art manufacturing and distribution facility for GAF’s thermoplastic polyolefin (TPO) roof membrane, strengthening the client’s manufacturing capacity. This expansion is crucial for GAF, enabling them to meet the growing product demand and solidifying their position as market leaders in the roofing material sector.
LJC’s role as design architect involved designing the physical space and ensuring it embodies the client’s operational aspirations and requirements. Project elements include an advanced production area, comprehensive bulk tank storage, an exterior rail unloading area for efficient goods receipt, a spacious warehouse, and office spaces facilitating administrative operations.
LJC’s engineering team provided structural, process, and MEP engineering for GAF’s new TPO manufacturing facility. Services included process system design, utility and equipment integration, structural foundations and tilt-up wall engineering, and electrical coordination to support the extrusion lines, bulk material handling, and future expansion. The team also provided permitting documentation and construction-phase support to ensure a fully coordinated, efficient manufacturing environment.
Our approach to solving GAF’s challenge lies in our teamwork and collaboration with the client’s equipment suppliers. This partnership enabled us to deliver a fully coordinated building and process design that is efficient, scalable, and future-proof, addressing both present and emerging operational needs.
