St. Charles RiverPointe Master Plan

LJC created the original vision for the St. Charles RiverPointe Master Plan, which was a planned $350 million development aimed to revitalize 82 acres along the Missouri River at Interstate 70 and Main Street. With a 40-acre riverside water feature, the waterfront concept between the Ameristar casino and the Family Arena would include office space, retail, hotels, and residential developments. Plans called for transforming it into a space with office buildings, 500 apartments, a 150-key hotel, 100,000 SF of riverfront restaurants and retail, all incorporating rooftop patios and gardens to take advantage of the lake and river views. The design plan also included building 75 to 200 owner-occupied townhouses or condos along the riverfront.

The concept for RiverPointe was organized around an active main street, central plaza, and multipurpose waterfront between the mainland and a 160-acre Missouri River barrier island called Bangert Island. This is a county park that would be permanently shielded from development by covenants designed to preserve its natural state.

Planned structures were envisioned to surround the central plaza with a river walk path constructed along the lakefront for public access, with an amphitheater for hosting events and a new wetland boardwalk leading to Bangert Island. The plan also included rebuilding the Katy Trail, a popular statewide bike path, to capitalize on water access. The new water feature would focus on improving water quality entering the Missouri River and providing residents and visitors with active recreation and educational opportunities.
