Bellwether District Unit 1

LJC and Clayco deliver a transformative cornerstone of the 1,300-acre Bellwether District redevelopment.

This project represents a multi-billion-dollar redevelopment of the Bellwether District and was one of Philadelphia’s largest development projects. The project offers both life science and industrial hubs, while bringing supply chain logistics to an area near the airport.

Situated near the Philadelphia International Airport and PhilaPort, the Bellwether District offers strategic advantages for businesses requiring robust transportation and logistics infrastructure. The site’s redevelopment is poised to enhance Philadelphia’s position as a key player in global commerce and innovation.

LJC, in collaboration with Clayco, served as the design-build team for Bellwether District Unit 1. The facility includes approximately 100 dock doors and an enhanced façade, reflecting modern industrial design standards. The project emphasized local engagement, setting goals for a workforce comprising 50% Philadelphia residents from zip codes starting with “191.” The entire development is projected to generate around 19,000 permanent jobs over the next 10 to 15 years, significantly boosting the local economy.

The project was also committed to environmental sustainability. The redevelopment included the installation of solar panels on warehouse rooftops and provisions for electric vehicle charging stations, winning it LEED Silver standards.
