Chapter Salt Lake City is a six-story, Class A student housing community designed to serve the rapidly growing University of Utah. Located at 410 S 900 E, the transit-oriented development responds to sustained enrollment growth and increasing demand for high-quality, purpose-built student living near campus.
Positioned adjacent to the TRAX light rail and within walking distance of both campus and Trolley Square, the project offers a highly connected living experience rooted in convenience and access. The 1.96-acre site accommodates 251 units in a mix of studio, one-, two-, and four-bedroom residences, creating a dense, amenity-rich environment that supports both academic and social life.
LJC’s architectural design draws inspiration from the interplay of Salt Lake City’s ordered grid and the Wasatch Mountains. The concept balances geometry and nature, pairing rectilinear forms with more fluid expressions that echo the surrounding landscape. A clear horizontal organization of base, middle, and top reinforces this relationship while reflecting the layered horizontality of the mountains. Anchored by a concrete podium that supports structured parking and elevates the residential experience, the building is activated by a layered amenity strategy, with integrated study areas, fitness spaces, and rooftop gathering environments that promote interaction, productivity, and balance.
The landscape design extends this concept through native plantings and natural materials that reduce water use while providing year-round texture and color. A welcoming plaza draws pedestrians into the site, while terraced landscapes create a “hillside of green” that softens the building scale and encourages informal interaction. Two interior courtyards feature green roofs designed as living tapestries, offering visual interest while detaining and filtering stormwater.
Through thoughtful planning and strong connections to transit, campus, and surrounding neighborhood assets, Chapter Salt Lake City establishes a new benchmark for student living—one that reflects the evolving expectations of today’s students while responding to the character and ecology of its place.
